This project involved a tenant improvement for a warehouse and office facility.The scope included combining two former tenant spaces into one larger, unified space totaling approximately 49,689 sf, with 6,190 sf designated for office use (Group B occupancy) and 43,499 sf for warehouse use (Group S-2 occupancy).

The improvements included interior demolition and reconfiguration, installation of new electrical, plumbing, HVAC, and fire protection systems, and the addition of overhead doors and fire-rated wall assemblies. A significant component of the project was a phased expansion of the tank farm, including reinforced containment curbs and specialized epoxy coatings.
